Process

How it works: from choosing a design to moving in

Your Spirit-Box is built indoors in the factory while your site is prepared, so there is no long, weather-dependent building site at your home. These are the six steps from choosing a design to moving in.

  1. Choose your design

Pick one of the six models, or design your own with our architects.

  2. Receive your building plans

We provide the building plans your local council requires.

  3. Apply to your local council

Submit the plans and a site map showing where the house will stand, and fill in a short application if your council asks for one.

  4. We build your home

Your home is built in our factory while you prepare the site.

  5. Prepare your site

Your local contractors install the foundation (we recommend screw piles or a point foundation) and connect electricity, water and sewage.

  6. Delivery and assembly

We deliver the building to your location and assemble it within a few hours.

Production

Built indoors at the factory in EU

Every Spirit-Box home is built indoors at the Your Dream House factory in Liepāja, Latvia — protected from weather and checked at every stage. Factory production runs in parallel with your site preparation, so your home is ready when your plot is.

About

Homes designed around light, nature and privacy

Spirit-Box sells timber-frame modular homes with a charred-timber (Shou Sugi Ban) facade, built by the Your Dream House factory in Liepāja, Latvia, which has been in operation since 2019. Six models from 29.63 to 55.63 m² GBA, plus bespoke designs, are delivered worldwide and assembled on site in a few hours.

Wide glass walls and skylights bring daylight deep into every room, so the landscape becomes part of your home.

When you want seclusion, the on-demand privacy screen veils the glass in moments, and the view is back whenever you choose.

Whether you picture a quiet retreat in the woods or a holiday home by the coast, there is a Spirit-Box model — or a bespoke design — for the way you want to live, close to nature.

Attention to Detail

Attention to detail: glass, timber and finish

Three details that shape how a Spirit-Box looks and feels to live in.

On-demand privacy screen

Switch the glass from fully transparent to softly veiled in moments. You control light and privacy, and the view of the landscape is there whenever you want it.

Charred-timber facade (Shou Sugi Ban)

The facade is traditionally charred and brushed wood, which gives it a deep, organic texture. Charred timber is naturally resistant to rot and insects (see "How do I maintain the charred-timber facade?" in the FAQ).

Lux bathroom details

Our Lux bathroom designs feature bespoke sanitary ware, including a flush button engraved directly into the ceramic tiles for clean, uninterrupted lines. Available as an upgrade for every model.

FAQ

Frequently asked questions about Spirit-Box modular homes

Choosing a modular home is a big decision. Here are clear answers on price, permits, foundations, delivery, quality and what happens after you move in.

Press "Get a quote" on any model. You receive a tailored quote that includes delivery to your site. You can also book a free 30-minute consultation.

Your module leaves the factory finished, with exterior and interior finishing, electrics, plumbing and ventilation installed. You arrange the foundation and utility connections locally; we deliver and assemble the module.

Production typically takes 10–18 weeks after your order is confirmed. Your home is built in the factory while your site is prepared (foundation and utilities), so both run in parallel. Assembly on site takes a few hours. Single-module Spirit-Box homes are ready to move into within a few hours to a couple of days after delivery.

We deliver worldwide, including the USA and Canada. Our core markets are Sweden, Denmark, Norway, Finland, the Netherlands, Germany and France, and we are planning to expand into the Middle East. Every delivery is planned around your site, and transport is quoted as part of your personal offer.

We provide the plans your local council needs. Whether you need a building permit depends on your country, municipality and how you will use the house. All Spirit-Box models are max. 4 m high. In Sweden, compact models may fall within the attefall rules – check with your municipality.

Yes. The standard specification has 250 mm of floor insulation plus an additional 6 mm insulation layer (U-value 0.15 W/m²K), 200 mm in the external walls (U-value 0.19 W/m²K) and 200 mm in the roof (U-value 0.18 W/m²K). A continuous vapour barrier, a wind barrier and OSB/Fermacell bracing boards control moisture, condensation and airtightness. Together, these make Spirit-Box homes suitable for year-round use; local energy requirements are checked as part of your quote.

We usually recommend screw piles or a point foundation: they are quicker and more cost-effective to install than a traditional strip foundation. A strip foundation can also be used, provided the space beneath the house is ventilated to protect the structure's long-term durability.

  • 60% deposit on signing the Sales Agreement.
  • 40% balance when production is complete, before transport to your address.

For an individual payment plan, contact your consultant Aivis Grinbergs.

You get a fixed-price contract for the module itself. It is built indoors in the factory, so weather delays and on-site material waste don't push the price up.

We give you a clear roadmap to completion that lists exactly what you need for site preparation, the foundation and utility connections, and we help with the technical documents for your local building permit.

You choose the layout, premium finishes and large glass facades. If you have your own design in mind, our architectural team will work with you hand in hand on a bespoke plan (Create Your Own).

Yes. Shakespeare is a summer house with a sauna, and the compact models suit retreats. Renting it out or living in it permanently depends on local rules.

Factory-built joints are tighter than site-built ones, which reduces air leakage. The standard specification has U-values of 0.15 W/m²K for the floor, 0.19 W/m²K for the external walls and 0.18 W/m²K for the roof. Every home is designed to meet the building regulations in our core markets; for other countries we check local requirements with you before you order.

Yes. Every module has to withstand road transport and crane lifting, so it is built with a reinforced structural timber frame. Once it is placed on its foundation, a Spirit-Box is a permanent home made to stay solid for generations.

Charred-timber facades are naturally resistant to rot and insects, so they need minimal structural upkeep. To keep the original dark finish and stop the charred layer from weathering, wash the surface gently with water and reapply a penetrating natural oil such as tung or linseed oil.

Every project starts with a site access check. We coordinate the specialised transport and crane team so your Spirit-Box is placed precisely, whether on a suburban plot or at a remote forest retreat.

Your home is built in one factory, where materials are cut to plan and delivered to a single site instead of to many separate building sites. We don't publish carbon figures yet, so we don't make claims about them.

A Spirit-Box on a fixed foundation is a permanent building. We supply the technical documents banks and insurers request.

Every Spirit-Box home comes with a 10-year Spirit-Box warranty on the load-bearing structure. At handover we inspect your home together with you, and any factory defects found are repaired on site free of charge before you sign the acceptance certificate. This warranty is in addition to, and does not limit, your statutory rights under the consumer and construction law of your country, which continue to apply after acceptance. If anything needs attention, contact us by phone, WhatsApp or info@spirit-box.com and we will arrange the support.
